Standing Seam Metal Roofing in Massachusetts, New Hampshire & Maine

Panels formed on site with our own Englert machine, cut to your roof, finished by hand. A fifty-year roof installed by people who care what it looks like in year fifty.

The system

What Standing Seam Actually Is

A standing seam roof is made of long vertical metal panels running from ridge to eave. The edges of each panel are folded up and locked together, forming a raised seam that sits above the water line. The panels are held down by clips hidden underneath, so nothing penetrates the surface of the roof.

That last part matters more than anything else. On an exposed-fastener metal roof, every screw is a hole through the metal sealed by a rubber washer. Those washers dry out, the screws back out as the metal expands and contracts, and every one of them becomes a leak waiting to happen. Standing seam has none of them.

  1. 01

    Raised seam

The lock sits above the water line, so runoff never reaches the joint.

  2. 02

    Hidden clips

Panels are held from underneath. Nothing penetrates the face of the roof.

  3. 03

    Moves with the seasons

Steel and aluminum expand and contract several times a year. The clips let them, without stressing the panel or the fastener.

Our difference

Where We Are Different From Every Other Metal Installer

Standing seam is only as good as the crew installing it. The system is engineered well. The failures come from the details.

  1. 01 · On your property

We form every panel on site

Panels are measured off the actual roof, formed to that exact length, and carried straight up. A run measuring 24 feet 3½ inches gets a panel measuring 24 feet 3½ inches.

  2. 02 · Custom flashing

We bend the flashing on your roof

Valleys, chimney saddles, sidewall and headwall flashings, dormer returns and rake edges are fitted to your roof, on your roof. Not ordered from a catalog and forced to fit.

  3. 03 · The finish

We treat the finish like it is visible

Seam alignment, panel width across the elevation, ridge cap sightlines, gutter transitions. A metal roof is the most visible thing on your house. It should look intentional from the street.

Profiles

Profile Options

Snap Lock

Panels snap together along the seam without a mechanical seamer. Clean look, faster installation, the most common residential profile.

Best forStandard residential roofs, 3:12 pitch and above.

Mechanical Lock

The seam is crimped closed with a powered seaming tool after the panels are set. The strongest weather seal available in a standing seam system.

Best forLow pitch, high wind exposure, heavy snow load, coastal homes.

Symmetrical Seam

The seam is folded the same way on both sides, so the profile reads identically from every angle. A cleaner, more architectural line.

Best forModern architecture, highly visible roof faces.

Double Lock

The seam is folded over twice and mechanically closed. The most watertight standing seam assembly there is.

Best forLow-slope applications, commercial, homes with a history of severe ice damming.

Seam Heights

The seam height is how far the locked seam sits above the flat of the panel. Higher seam, more water it holds back before anything gets underneath.

Higher is not automatically better. It changes the look, the cost, and how the roof handles snow. We will walk you through the trade-off on your specific roof.

  • 1″

Standard residential. Good pitch, simple roof lines, moderate exposure.

  • 2″

Commercial, steep roofs, long panel runs, and homes with heavy snow load or low pitch.

  • 2.5″+

    Heavy commercial and industrial applications.

Energy

Energy Performance in a New England Climate

You will see metal roofing companies advertise big annual energy savings. Most of those numbers come from hot southern climates where air conditioning runs eight months a year. We work in Massachusetts, New Hampshire, and Maine. Here is what a metal roof actually does for energy in our climate.

  • 50°Fcooler roof surface than dark shingle on a July afternoon
  • 70%+of solar energy reflected by a PVDF finish
  • 7–25%published cooling-cost reduction, depending on color, insulation and attic ventilation

Summer

Real, measurable, and modest

Dark asphalt shingles absorb solar heat and hold it. On a July afternoon a shingle roof surface can run 50°F hotter than a reflective metal roof, and it keeps radiating that heat into your attic well after sundown.

A standing seam roof in a PVDF finish does the opposite. It reflects solar energy instead of absorbing it and releases what it does absorb quickly. Reflective roof products can bounce back well over 70% of the solar energy hitting them, and pre-painted metal holds that reflectance over time. An Oak Ridge National Laboratory exposure study found pre-painted metal retained roughly 95% of its initial solar reflectance after three years, because it sheds dirt instead of collecting it.

The honest part

What actually drives your savings

A roof does not insulate your house. Your attic does. We will tell you this at the estimate rather than after.

  • Attic insulation and air sealing deliver far more savings than any roofing material. If your attic is under-insulated, fix that first. We can advise while the roof is open.

  • Color matters. Modern PVDF cool pigments mean you get meaningful reflectance even in darker colors. You are not forced into a white roof.

  • Mass Save offers insulation and air-sealing incentives to Massachusetts homeowners. Worth checking before your roof goes on.

100%of our metal roofs get continuous ridge and soffit ventilation

Winter

This is where it matters here.

Snow, ice dams and a humid attic are one problem seen from three sides. A standing seam roof answers all three.

  1. 01

    Snow sheds instead of sitting

A smooth panel releases snow load rather than holding an insulating blanket of it. Snow sitting on a roof melts from underneath, refreezes at the cold eave, and builds an ice dam.

  2. 02

Ice dams are an energy problem first

They form because heat is escaping your attic. A roof that sheds snow and an attic that is properly ventilated attack the same problem from two directions.

  3. 03

Ventilation is built into the system

Continuous ridge and soffit ventilation is part of every metal roof we install. A dry, vented attic holds its insulation value. A humid one does not.

  4. One more thing: solar

Standing seam is the best roof there is for solar panels. Clamp-on mounts grip the seam directly with zero penetrations through the roofing. On an asphalt roof, every mount is a hole. If solar is anywhere in your ten-year plan, put the metal roof on first.

Installation process

How We Install a Standing Seam Roof

Standing seam is not a harder version of shingle work. It is a different trade, and it takes equipment and experience most roofing companies do not have in-house. Here is exactly what happens on a TopLine job.

  1. 01

    Free Inspection & Written Estimate

We get on the roof and take real measurements. We check the decking, the ventilation, the existing flashing, and the ice dam history. You get a written, itemized estimate. No sales pitch.

  2. 02

    Design & Color Selection

Together we choose the metal, color, panel width, profile, and seam height. Over 100 PVDF color options. We show you samples on your house, in your light, before anything is ordered.

  3. 03

    Permitting

We pull the permit with your town or city and handle inspection scheduling. You do not chase paperwork.

  4. 04

    On-Site Panel Fabrication

Our Englert rollformer comes to your property. Panels are formed to the exact dimension of each run, the same day they go up.

  5. 05

    Property Protection & Tear-Off

We tarp landscaping, protect siding and windows, and set up debris containment. The old roof comes off in sections so the deck is never left open. Every square foot of sheathing is inspected and any rotted decking is replaced.

  6. 06

    High-Temperature Underlayment

A metal roof runs hotter than a shingle roof. We install synthetic underlayment rated for metal systems, not standard felt. Standard underlayment breaks down under metal and takes the roof with it.

  7. 07

    Ice & Water Shield

Self-adhering membrane at all eaves, valleys, sidewalls, and penetrations, run well past the interior wall line. In our climate this is the most important layer under the metal.

  8. 08

    Panel Installation

Panels go on from the eave up. Concealed clips fasten to the deck and hold each panel while allowing it to expand and contract through the seasons. Nothing penetrates the face of the metal.

  9. 09

    Seam Engagement

Snap lock seams are engaged by hand. Mechanical and double lock seams are closed with a powered seaming tool run the full length of every seam. This is the step that makes the roof watertight.

  10. 10

    Custom Flashing & Trim

Every valley, chimney, skylight, vent, sidewall, headwall, ridge, hip, and rake edge gets flashing we form for that detail. This is where metal roofs leak, and where we spend the most time.

  11. 11

    Snow Retention

On roofs above entries, walkways, driveways, or decks, we install snow guards. Metal sheds snow in sheets, and in New England that has to be planned for, not discovered in February.

  12. 12

    Final Inspection, Cleanup & Walkthrough

Full site cleanup, magnetic sweep of the entire property, and a walkthrough with you before we leave. You get warranty documents and material specs for your records.
